Junior Project Manager is required for a busy and growing construction company. This is an excellent opportunity for someone who wants to take the next step into Construction Project Management and get trained by a team of experienced professionals. We welcome aspiring apprentice.
Candidates must have an understanding of a Construction industry and a technical eye for detail, however, the team is ready to train a suitable candidate on all aspects of the job.
We work on variety of residential and commercial projects and refurbishments that is required an additional help from a responsible and organised individual.
We would welcome someone who is willing to take on a small projects manager role, to lean and to grow with the established construction company.
The job specification:
• Primarily overseeing and managing small fit-out building projects (between £1000 and £50,000) and ensuring operatives and tradespeople are working safely, productively and to a high standard.
• Organising and managing on site subcontractors and handymen team members to carry out specific small work tasks.
• Liaising with clients' representatives and/or building management teams to ensure small works tradespeople have appropriate building access clearance to enable them to carry out any agreed works.
• Interpreting and implementing building drawings and office layout alterations.
• Creating small works schedules to ensure tasks are completed within appropriate deadlines and on a set budget.
• Placing Purchase orders for the hiring of equipment and/or materials and subcontract labour to carry out and complete a variety of project tasks, these include but not limited to partitioning, ceilings, decoration, electrical and mechanical service works.
• Carrying out continuous monitoring of small projects budget to minimise the likelihood of any overspend.
• Providing progress reports to the Operations Director and clients via phone and email and in person.
• Negotiating with vendors, suppliers and subcontractors when necessary to obtain the most competitive rates.
• Liaising with clients to ensure projects and sign off forms are completed in a timely manner and in compliance with project deadlines.
• Ensuring all appropriate client purchase orders are obtained and referenced on corresponding invoices to minimise any potential payment delay.
• Working with multilingual team of subcontractors. Knowledge of one of the following Eastern European languages: Lithuanian, Romanian or Russian would be a bonus.
