Job Details
Our client is M &E building and maintenance company based in Ramsgate in Kent and we are looking to recruit a small works manager to strength their maintenance team.
We are looking for a person to manage the PPM and small works department including the day to day operations. Ideally with good commercial awareness and business development. We would consider a person that lives upto 45 minutes away from Ramgate, ideally Ramsgate, Margate and Canterbury or local surrounding area.
RESPONSIBILITIES:
• To carry out site surveys for new PPM and small works contracts and projects, pricing the work. obtain quotes from suppliers and sub-contractors and issuing tender submissions to the client.
• The organisation and project management of the PPM/Small Works with administration back-up.
• Identifying and exploiting business opportunities within the PPM and Small Works division.
• Review the daily return of engineer's report sheets to ensure maximum efficiency of the operatives, and prompt resolution of any actions required.
• Manage the status reports of all their current jobs to clients.
• Ensure accurate records of PPM contract dates on all sites.
• Arrange and attend regular client meetings to ensure client needs are met.
• To oversee and arrange operatives' workloads.
• Supervise PPM operatives, ensure safe working practices, carry out site audits and produce reports.
• Oversee the training requirements for the PPM operatives and organise appropriate training.
• The development of PPM operatives and staff within the division to achieve objectives.
• Ensure the HSEQ objectives of Watkins and clients are satisfied.
• Maintain relationships with suppliers and sub-contractors.
• Close liaison with the Watkins MEP Contracts / Energy to ensure timely commencement of PPM contracts.
• Identifying and exploiting business opportunities within the PPM and Small Works division.
• Forge new relationships with clients, suppliers, and sub-contractors to expand the business.
• Obtain sales leads for future local PPM and small works projects.
• Maintain existing client relationships to ensure contract renewals.
This is an office based role at the Head office in Ramsgate, but you will be travelling into London 2 maybe 3 times a week to visit the sites.
REQUIREMENTS:
• Good track record of experience of within the PPM / Mechanical / Building Service industry.
• Strong commercial awareness with to ability to deliver projects within budgets;
• Ability to prospect and win future work and new clients;
• Plantroom/boiler/CHP plant functioning knowledge essential for PPM operations;
• Ideally experience with Electrical and Air Conditioning Installation and Servicing.
• Preferably SMSTS qualified.
