Our client, a global manufacturer, with factories all over the world, have a requirement for a Building Fabric Manager, based from their head office in Northumberland.


The effective and efficient development, management, operation and support of all building fabric throughout the UK & Ireland estate.


* Scope of Responsibility / Accountability

* Directly reporting to the Head of Estates & Facilities UK & Ireland, the role has sole responsibility for the effective and efficient management, operation and support of all building fabric under the control of the Estates and Facilities function throughout the UK and Ireland.

* This includes:

* Leading on construction, alteration and maintenance activities

* Creation, management & delivery of maintenance schedules

* Development, management and maintenance of as built drawings

* Selecting appropriate competent contractors to support the delivery of specialist services

* Supporting the Facilities Contracts Manager in commissioning and monitoring appropriate 3rd party service and support contracts

* Working with customers & colleagues on a variety of problem solving processes to improve safety, reliability, productivity & efficiency

* Producing details of specifications & designs considering cost, safety and times constraints

* Managing projects utilising industry best practice principles & techniques

* Scope of Decision Making

* The role has the freedom to act independently in all areas of day to day operation and should have the capacity to deal with reasonably complex issues. Decisions on more complex or strategic topics will be referred upwards.

* The ability to draw on technical knowledge to solve problems is considered an essential skill and decisions taken can impact on efficiency and quality across the whole business.

* Strategic Influence

* The role provides specialist input into functional strategy and has the ability to influence business strategy in relation to development and implementation of best practice standards.

* The role is also responsible for identifying and implementing opportunities to develop and improve day to day operational processes within the specialist area.

* Resource Management

* The role does not have any direct reports or day to day management responsibilities, but is responsible for managing supplier relationships, and also teams of service providers when managing projects.

* Interfaces

* The role will have daily interfaces with cross functional peers and line managers and will also interface with senior leaders in the UK & Ireland on more complex or strategic projects. There will also be daily interfaces with 3rd party service providers at all levels.

* General

* The role involves travel to premises across the whole estates portfolio as required to support departmental and overall business objectives

* As a member of a small core team there is also a requirement on occasion to support & assist on more general FM tasks such as office moves, waste management and material movements.

On call (by rota) 365 days of the year as part of a 2-3 person team (TBC)

Requirements / Education:

* Level 4 qualification in related subject e.g. construction, surveying, engineering, facilities management

* Extensive knowledge and experience of working in a facilities/built environment role

* Able to work on own initiative

* Ability to adhere to strict deadlines

* Knowledge of current regulations and standards relevant to management of building fabric e.g. Building Regulations, Regulatory Reform (Fire Safety) Order, Construction (Design and Management Regulation).

* At or working toward CIOB Chartered Construction Manager status
