We are looking to recruit a self-motivated and driven lettings professional with a proven track record in the industry. You will need to have experience either as a Senior Negotiator or letting manager and take an ethical and professional approach to winning business, supporting customers and driving a team forward. You will manage a small team to ensure all aspects of the lettings process are carried out to the highest standard.

Main Duties and Responsibilities;
• To assist in ensuring the smooth running of the Agency Lettings to deliver a first class service for both our student tenants and landlords.
• To effectively oversee the delivery of all front office functions on a day to day basis, to include, staffing; responding to group emails; updating the website; dealing with voice messages and post; front office appearance; updating noticeboards; dealing with personal customers.
• To effectively oversee the delivery of all back office facing functions drawing up tenancy agreements; taking maintenance reports, logging and acting up; dealing with complaints of anti-social behaviour; updating landlord records.
• To effectively manage the properties, to include carrying out routine inspections, addressing any issues; reporting back to landlords as necessary, ensuring the properties remain HMO compliant.
• To ensure a smooth checking in and check out process is followed, to include cleaning and damage issues, for all properties.
• To ensure the health and safety of staff, students and suppliers, and specifically to undertake regular risk assessments and safety checks in line with the Union’s Health and Safety Policy.
• To inspect new properties for fitness standards, HMO/health and safety requirements, documentation, such as safety certificates, identification and so forth before advertising the property or taking onto the Head Lease Scheme
• To liaise with landlords annually in rent setting for the coming letting year, advising on any known variables that may affect the letting and advising accordingly.
• To be aware of any welfare issues that may occur within the student community and support as necessary to include referral
• To investigate and respond to service complaints in a timely manner and escalating where necessary to the Business Development Manager

Financial Management;
• Business planning for the Lettings Agency to produce a working strategy to include business design, launch and implementation.
• To take part in the budget setting process for the department and effectively manage the budget throughout the financial year, including monthly budget analysis.
• Produce necessary documentation showing landlord details and rental payments.
• Monitor and check invoices to be paid system passing for payment or taking other actions as appropriate.
• Complete manual spreadsheet to make landlord rent payments each quarter and forward to payments for processing.

Annual Salary circa £28,331
35 Hours per week
