This professional consultancy is looking for a Technical / Site Inspector to work within their high-end Residential Services division. The role will work as part of their Residential Handover Management team working closely with their team administrators, key holders and customer care representatives to ensure seamless and timely completion and handover of high specification residential apartments to the new owners.

The Technical/ Site Inspector will be responsible for the technical inspections and snagging process and will be expected to monitor and inspect the construction of residential apartments nearing completion, record progress, manage the handover process and carry out all necessary inspections to ensure compliance with contract documents, construction regulations and best practice.

Duties include:
- Make regular visits to the apartments/ sites in contract, attending key site meetings and advising of difficulties being encountered or likely to be encountered.
- Monitor work on site in accordance with the Contractors Method Statements and the Construction Health and Safety Plan, and endeavour to ensure the safety of all persons affected by the works. Promptly report breaches to contractors and consultants in written form.
- Examine, as far in advance as possible, all contract documents and drawings on individual schemes for discrepancies.
- Report on progress to the building programme and advise on any likely cause for delay.
- Make recommendations about any aspect of the works which do not conform with the plans, specifications or schedules of works for reasons of designs, work or cost.
- Prepare and attend snagging inspections and make representations to the Clients consultancy team prior to the issue of Certificate of Practical Completion and / or phased handover of the apartments.
- Undertake user acceptance tests on all apartments prior to handover to the new owners, recoding all defects and ensure rectification prior to handover to the new owners.
- Lead pre-handover inspections with the new owners, ensuring all defects are recorded and passed to the contractor for rectification
- Ensure that schedules of defects after handover are maintained and rectified before the expiration of the defects liability period.
- Ensure that work is carried out to the client's standards, specification, correct materials, workmanship and schedule

The ideal candidate would have the following skills:
- A background in a construction, building surveying, clerk of works, engineering or as a trade foreman
- Experience of checking work and comparing it with project plans
- Attention to detail, diligent, methodical and thorough in inspections
- Able to build a positive working relationships with contractors, engineers, surveyors, customer care and administration teams
- Excellent communication skills
- Experience of typical construction contracts (e.g. JCT) would be beneficial but not essential
