The role is full time, offering a salary of circa £30,000 per annum. Job Description

  • Manage a caseload of freehold and leasehold conveyancing cases with particular emphasis on new build transactions. Knowledge of HelpToBuy and shared ownership processes, equity release/redemption, transfers and remortgages.

  • Deal with own freehold and leasehold files from instruction to completion, including title checking and signing off for exchange.

  • Prepare documents to be sent with the property report.

  • Obtain and check Land Registry documents or title deeds; prepare certificates of title.

  • Undertake pre-completion searches and interpret results, ensuring the customer’s interests are protected at all times.

  • Pro-actively deal with enquiries to ensure these are resolved as soon as possible.

  • Review freehold enquiries, answering those which we can, and sending the remainder to the client to be answered.

  • Forwarding replies to enquiries on to the buyer’s solicitors.

  • Liaise with other side solicitors for updates on their position, timings for exchange etc and reporting back to the client.

  • Inputting redemption figures and preparing the initial financial statement.

  • Interpreting information and informing customers about their mortgage offers.

  • Chasing lenders for completion funds/checking they have COT

  • Preparing the contract and transfer and sending the documents for signature.

  • Preparation of Completion Statements on both sale and purchase matters ensuring all files conclude with no shortfall and zero balance.

  • Liaising with clients to agree exchange and completion dates

  • Exchanging contracts on both sale and purchase once this has been authorised.

  • Preparing post-exchange letters.

  • Handle the completion of both sale and purchase transactions where required.

  • Ensure that any negative outstanding balances are pro-actively chased.

  • Ensure that all clients are billed appropriately.
