For over 65 years Metropolitan has been providing affordable Housing & Care Support Services in the United Kingdom. Following the success in the East Midlands Metropolitan Housing Association has officially launched its in-house repairs and maintenance service called Metworks, in London. The new service is responsible for responsive repairs and planned works such as electrical testing, and operates across all Metropolitan properties in London. This has led to a number of exciting opportunities for which we will need your skills. We`re currently looking for an experienced Contract Manager to join our team in Chalkhill, London, however you will be out of the office most of the time to manage a patch. Within the role you will be required to effectively manage 3 - 5 employees on repair and maintenance, adaptations, voids, re-generation programmes and minor capital work to ensure the provision of an effective and best value service. It will be your responsibility to ensure team members assess, specify and value the extent of the work to be undertaken through a comprehensive inspection process of each property. This will need to be completed in full compliance with client budgetary and policy constraints, the relevant contract terms, conditions and specification including all specialists, material and equipment required, while bearing in mind the health and safety related policies and procedures. On a day-to-day basis, you will manage client relationships, ensure KPI`s are met and all works are completed on time, within budget and to the agreed standard. Also ensuring full gas compliance throughout the contract area including direct labour and sub-contract labour. In addition to this, you will provide relief cover for the Regional Manager as required and provide day-to-day assistance in all aspects of their role. This is a high-profile role and will require you to work over a number of Metwork sites. Flexibility is required in this position as you may be required to work weekends on occasion. What we`re looking for from you: - Significant experience of managing repair and maintenance work across multiple disciplines. - Trade background and qualifications in order to understand technical aspects of the projects. - An experienced manager, with a track record of leading multiple teams in a performance driven environment. - Strong working knowledge of Statutory and Regulatory obligations relating to the delivery of servicing programmes of work. - Working knowledge of the CDM, Asbestos and all other regulations relating to the delivery of planned programmes of work. - Experience in contractor management and contract adherence. - Experience of Asset Management databases. - Good networking skills to help raise the positive profile of Metworks internally and externally.
