Job Title:Property Manager

Location: Field Based - South East/London

Reference: FPP 6053 PM

Salary: Base salary £25,000 - £30,000 per annum + (£4,500 car allowance paid monthly as salary)

Working hours: Monday - Friday: 9.00am - 5.00pm - 35 hours per week

Role overview:

Proactively and professionally manage a portfolio of residential homes and communities, consistently providing excellent customer service to maximise quality of life and peace of mind.

What you'll be doing:

  • Conduct surgery meetings with client and customers, encouraging open communication and responding directly to queries, concerns and feedback

  • Arrange and facilitate regular meetings with key stakeholders within your portfolio, guiding and positively influencing decisions and disputes

  • Proactively respond to the needs of client and customers, including providing relevant information to lessees

  • Ensuring internal databases etc. are regularly updated with key information

  • Review and approve, with the assistance of Client Accounts, service charge audited accounts

  • Manage and authorise all expenditure throughout the year, maintaining cash flow to prevent critical funding issues and ensuring value for money for customers and clients

  • Ensure estimates of service charges are prepared, reviewed and submitted for billing in line with company expectations including any customer consultation

  • Liaise with the credit control function to ensure effective debt management of the portfolio, inclusive of initial collection of routine service charge arrears

  • Ensure that all property is managed in accordance with key Health and Safety legislation including but not limited to Fire Safety, Asbestos and Legionella / water hygiene control regulations

  • Act as the 'Responsible' Person for on-site Fire Safety regulation purposes

  • Conduct comprehensive site inspections of your portfolio at predefined frequencies and ensure inspection reports are submitted within Company guidelines

  • Complete all Fire, Health and Safety risk assessment/site inspection follow up actions within the defined timescales

  • Where necessary undertake Health and Safety risk assessments

  • Take ownership of any Enforcement action and respond accordingly without delay to the relevant authorities

  • Ensure Electrical Safety 5 year Periodic Inspections and Portable Appliance Tests are completed when necessary

  • Identify issues and possible solutions to matters that arise

  • Ensure timely delivery of major works

  • Manage contracts with affiliated external Contractors and oversee their performance and scope of work, ensuring it is in line with Health and Safety at Work Regulations, whilst ensuring they meet the needs and expectations of our customers

  • Deliver professional and effective management commencement of new schemes into the Company's management

  • Actively seek and deliver new management instructions

  • Ensure portfolio KPI's are achieved throughout the year in line with Four Pillars

  • Support internal functions with queries relating to your portfolio

  • Educated to GSCE level essential including Maths and English or equivalent.


  • Educated to degree level

  • Membership of IRPM

  • Membership of RICS



  • Budgetary experience and an understanding of financial management principles

  • An awareness of current Health & Safety legislation and practices inclusive of but not exhaustive to, The Management of Health and Safety at Work Regulations, Regulatory Reform (Fire Safety) Order and The Control of Asbestos at Work Regulations


  • An understanding of the principle aspects of managing residential property essential including The Landlord & Tenants Act and managing Major Works

  • Knowledge of building technology
