We are working with an award winning Developer in the search for an Assistant Development Manager to be based in Manchester.

Our Client owns and manages a highly diversified portfolio of direct and indirect investments with a focus on key target sectors: Commercial, Office Buildings, Shopping Centers and Residential Development.

The successful candidate will have a degree in a related property field and be working towards gaining Charter status MRICS

The main duties of the role include:

  • Assist the Development Team with the investigation and viability of potential property acquisitions and identify any problems prior to purchase.
  • Identify opportunities to reconfigure existing accommodation or rework planning consents to maximise return and reduce risk of potential property acquisitions.
  • Work closely with the Development Team on developments to fully research, understand and resolve such as (but not limited to):
    • Planning
    • Title
    • Design
    • Cost and viability
    • Market
    • Environmental
  • Assist the Development Team in the appraisal of abnormal costs and preparation of viabilities for speculative development.
  • To appoint, brief and manage specialist consultants in all design and technical work to achieve the company’s design requirements and maximise return on capital employed.
  • To ensure all appointments have a quotation before an order is placed and ensure the fee costs are monitored against the quotation.
  • To plan and manage the development lead in process to achieve a start on site in line with budget and contractual obligations.
  • To create and retain relationships with statutory bodies and local authorities.
  • To influence the design process to achieve cost effective commercial outcomes.
  • To identify and advise on development opportunities within the existing residential and commercial property portfolio to maximise short and long term investment returns.
  • To track post-development planning obligations and conditions to ensure compliance with legal requirements, and advise Property Management Team on any specific actions required.
  • Assisting the Property Management Team in the instruction and undertaking of technical surveys and works throughout the residential and commercial property portfolio.
  • Assisting the Development Team in other activities that are required as part of the business.
  • Produce or amend legal plans, constraints plans and other details (not requiring designer public indemnity insurance) in AutoCad and PDF format.
