Account Manager - FM
We require an Account Manager to deliver the mechanical, electrical, and public health planned maintenance operation to a portfolio of properties within Westend.
The portfolio is a diverse mix of approximately 90 small commercial, retail, and residential properties.
The successful candidate will be based in our client’s office in the West End at the heart of the portfolio and will manage the service delivery by overseeing the performance of a number of specialist service providers who already provide planned and reactive support to the portfolio. Our agreement is based on the management of specialist service providers only for year one of the agreement. Because of this there will not initially be a requirement to directly man-manage your own staff as only 3rd party management is required.
Key duties include –
The management of all sub-contractors appointed to provide maintenance services across the portfolio.
Ensuring sub-contractors attend site in accordance with the planned maintenance schedule. Be responsible for co-ordinating visits, reviewing & approving H&S documentation, and issuing access & work permits as required.
Carrying out regular audits for H&S monitoring, contractual & statutory compliance, and general housekeeping.
Reviewing service documentation & fault reports from the specialist sub-contractors and evaluate whether remedial actions are required.
Obtaining quotations from Sub Contractors for repair works. Review the quotes to ensure they are both concise and commercially competitive. Raise detailed quotations using our Additional Works database and issue them to our client.
Creating & Issuing purchase orders to Sub Contractors for client-approved additional works. Review works upon completion and process works for payment.
Addressing any shortfalls in performance with the management of the sub-contractors.
Ensuring all reactive tasks are recorded on the CMMS. Raise quotations for any chargeable reactive tasks and/or emergency attendance.
Approving & processing sub-contractor invoices for payment.
Management of minor projects and small scale extra works
Supporting the client during periods of client absence.
Preparing monthly reports containing details of planned and reactive tasks, sub-contractor activity, additional works, audits and insurance inspections, plant/asset condition, H&S, and a summary of finances.
Potential candidates must hold a Mechanical, Electrical, or HVAC trade qualification. (C&G, HNC, HND, NVQ)
Have experience in managing specialist sub contractors.
Have good all-round building services knowledge and have a solid understanding of managerial H&S requirements
Have an excellent understanding of statutory maintenance requirements and be conversant with the content of statutory log books (i.e. Fire, F-GAS, Water Hygiene, etc)
Have strong verbal & written communication skills
Good PC Skills (MS Word & Excel)
Be commercially aware and have the ability to interrogate supplier quotations
Be smartly dressed, customer facing, and be prepared to be based in our clients office.
