My client are a national retailer and have an opening within their property team for a property management surveyor.

Job Purpose  
To assist in the provision of a comprehensive, cost effective property management service to meet the requirements of the business and the needs of the property portfolio.

To ensure that Service Charges and Insurance Charges are kept to a minimum and represent good value for money, whilst at the same time, ensuring the stores and surrounding common parts are maintained to an acceptable standard.

To assist Estate Surveyors in lease renewal and rent review negotiations.

Job context
The job holder works as a key member of the property team who are responsible for the efficient management of a retail portfolio of over 700 stores, with more centres being acquired.

Key Responsibilities
- To provide a comprehensive, efficient and professional estate management service to the business, in particular fielding requests from Landlords, Area Managers and Store Managers.

- To assist in the management of the property portfolio throughout the UK and ROI, including, agreeing licences for external storage, car park management, re-cladding, dilapidations and repairs.

- To assist in budgets and forecasts of occupational costs and to maintain an accurate and up to date property management database.

- To assist with the updating and maintenance of internal records including the administration of records and managing changes of landlord/managing agents.

- Liaise with external consultants in analysing service charge budgets and demands.

-   Ensure the correct payment of service charges and ensure refunds and credits are received where appropriate.

- Negotiating with Landlords to reduce costs/services and remove items of expenditure, which should not be included under the terms of our lease.

- Attending meetings with Landlords (and/or their managing agents), other tenants and contractors to discuss items of expenditure and management issues.

- Appointing and managing contractors to effectively manage car park control on a number of stores (approximately 20).

- Liaise with external consultants to analyse building insurance premiums and related policy excesses to ensure we are not overpaying, and challenge any substantial increases. 

- Assist Estate Surveyors in negotiating lease renewals and rent reviews for properties.

Person Spec

- Experienced Graduate Surveyor or a qualified Chartered Surveyor.
- Experience of a large multi-site commercial organisation preferred but not essential.

- A proactive self-starter who can identify requirements and action them accordingly.
- Ability to prioritise work load with good time management skills
- A strong negotiator with commercial acumen.
- Good communication skills, both written and verbal.
- Strong team worker and cross-functional working skills.
- Ability to influence senior managers and stakeholders.
- Proficient with word, excel, email and databases.
- Willing to travel with occasional overnight stays 

- Degree educated or equivalent
- Full UK driving licence
