My client is a new public sector owned SPV, set up to acquire and develop housing stock for rental and sale on the open market; offering a mix of market and affordable rents.
With an initial guaranteed investment fund secured from private finance of over £100 million the mission of the company is to help the parent organization tackle the long and complex housing challenges in their area.
They are seeking an experienced property professional with experience of the residential property valuations and acquisitions to assist in the growth of their company.
The role;Establish relationships with agents and other property introducers to grow the acquisition pipeline.Undertake and provide support to the Valuations team during the initial desktop search, identification and analysis processes to determine suitable properties for purchase.Undertake residential property valuations that can be signed off in accordance with the principles of the RICS Valuation - Professional Standards global and UK (the 'Red Book') in particular the mandatory Valuation Practice Statements and also the RICS professional guidance, The valuation of buy-to-let and HMO properties.Prepare residential investment appraisal reports and recommendations to the relevant decision makers and where appropriate, the Board or Executive Management Team.To lead the offer and negotiation process, implementing appropriate due diligence on purchases and disposals.Instruct advisers and service providers to commence the conveyancing process and act as client representative during the conveyancing process, liaising with relevant in-house teams and external agents/consultants as necessary.Establish acquisitions and investment criteria and procedures to be followed, operated and documented.Capture market intelligence by working to collect and record data to inform investment strategy and continued refinement of the acquisition assumptions.Update and maintain relevant trackers and databases (Excel model), accurately recording details of offers and transactions agreed. 15. Provide rental and sales values assessments based on a review of the prevailing market at the time.
- You will have a track record of sustained success in property investment, acquisition and management.
- RICS surveyor or valuer
- Have strong relationship management skills with an existing network to assist with wider company objectives
- Have a strong technical background with sound understanding and knowledge of current legislation
