I am currently recruiting a Property Operations Manager required for a permanent position based in Farnborough. The successful candidate will be responsible to coordinate and manage the delivery of site property operations (Hard and Soft FM) in accordance with all legal and regulatory frameworks, to enable users to continue to occupy and undertake business as usual in a safe and efficient manner

Key Responsibilities:

1. Define the site strategy and ensure compliance against this
2. Understand the technical requirements of the site including tenants and ensure compliance
3. Use of technical and construction knowledge to challenge and define site deliverables
4. Delivery of on-site contractual demands within QQ and external tenanted areas
5. To deliver the site(s) budget through prioritising work, reconciling conflicting demands, reviewing and revising timing of work to agreed deadlines
6. To deliver a proactive, trained and engaged team. Minimise reliance on subcontractor framework and look for in sourcing possibilities at all junctions
7. Foreseeing and avoiding any potential impacts that FM activities may have on the delivery of QQ business, capability or site tenants
8. Ensure effective management with key stakeholder sand inter departments such as HSE, tenants, QQ operational functions and MoD where applicable
9. Ensuring effective facilitation and co-ordination of third party contractors on sites
10. Advising on management and supervision of maintenance of buildings

Experience & Qualifications

* Sound knowledge of health & safety and environmental legislation. Ensuring team are appropriately skilled and trained for their roles and that related Risk assessments, toolbox talks etc. are communicated delivered and verified
* Knowledge gained through relevant training, with a minimum of 5 years' experience of delivering FM Service
* Knowledge of all relevant UK Regulatory Bodies, Local Authorities and associated legislation
* Strong technical and compliance knowledge for QHSE and statutory requirements across portfolio (ideally trained or working towards NEBOSH level qualification, experience can also be taken into account)
* Challenge current maintenance regimes and services to deliver VFM
* Experience in large cost centre / budget responsibility , with a track record of solid delivery and sound business decisions
* Experience in Procurement and delivery to contractual obligations (T&C's)
* Sound experience with dealing in subcontractor services
* Excellent understanding of the principles of contract management and experience of procurement of suppliers including the following areas: Service Delivery Management, Relationship Management and Contract Administration
* Strong stakeholder management.
* Track record in managing teams and dealing with conflict / poor performance
* Define and drive a positive work, safety and customer culture across the teams.
* The ability to manage a diverse and complex workload
* Ability to empower and engage team to deliver the services in a cost effective manner
