To ensure effective and robust 24/7 delivery of all engineering & technical services including all planned and reactive maintenance to a fixed PPM schedule for all plant & equipment including, but not limited to, gas boilers/ gas, DHW systems, AC equipment, Vertical travel, Power generation, Water hygiene, lighting systems etc.

Key Responsibilities

  • Plan, manage & control M&E plant replacement ensuring projects are delivered to time cost and quality
  • Assist with BMS strategy delivery
  • Monitor energy usage, identify trends to recommend potential savings
  • Implement M&E surveys & audits to assess condition, service standards and liabilities for M&E installations
  • Review maintenance strategies to ensure PPM planning & scheduling is optimised for critical plant & equipment
  • Monitor and control M&E maintenance expenditure with allocated budgets
  • Set KPIs and packages for all sub-contractors
  • Monitor and control compliance with health, safety, environment legislation and company standard operating procedures
  • Communicate and manage the change control process information to staff, client and customers
  • Issue permits
  • Produce life cycle cost information
  • Warranty management
  • Provide as required accurate, timely reporting on all engineering and technical issues
  • Manage periodic retenders of maintenance packages
  • Asset hierarchy identification, ensuring accurate amendment to the client’s asset list as required
  • Coordinate technical information from specialist subcontractors to assist with risk management to enable safe working procedures
  • Take responsibility for the Health & Safety compliance and Energy and Environmental policies, implementing energy-efficient maintenance practices where practicable
  • Monitor Service Level Agreement standards and ensure compliance to contract specifications
  • Produce periodic engineering reports on latest innovations and champion engineering best practice
  • Deputise for Head of Technical Services
  • Manage tenant visits and HSE audits
  • Manage out of hours operational activities and be flexible with working hours to provide out of hours site attendance evenings and weekends
  • Provide out of hours support for Duty Managers rota
  • Approve technical connections to Landlords Services
  • Assessment of Tenants works and report on findings/outcomes

Person Specification/Skills
  • Robust, resilient, capable of working effectively in demanding, non-standard situations and challenges
  • Demonstrable knowledge and experience of complex, 24/7, mixed-use, highly client focussed environments, with multiple business critical systems
  • Passionate about service quality and delivery
  • Ability to set and prioritise tasks in a logical order
  • Computer literate; able to create spreadsheets, presentations and write logical, succinct and persuasive reports
  • Excellent communication and interpersonal skills
  • Substantial of Sustainability, Environmental and Health & Safety policies and procedures
  • Expert knowledge of operating, maintaining and commissioning HVAC systems
  • High Voltage certified (preferred).
  • Highly experienced in PPM and BMS systems
