A private practice law firm in Wiltshire is seeking a residential property locum to assist them for an initial 3 month role starting ASAP. The work will consist of a busy caseload of general residential property transactions.

Experience in the following would be extremely beneficial;
*Sales and purchases
*Registered and unregistered land
*Freehold and leasehold titles
*Deducing and investigating title, including complex titles
*Raising pre-contract searches, enquiries and requisitions
*Dealing with pre-contract searches and enquiries
*Advising on planning, use and building regulations
*Drafting contracts, preparing protocol documents, exchanging contracts
*Mortgages, remortgages and equity release
*Acting for and dealing with the Lender, in accordance with the CML (and other non-institutional Lenders)
*Occupiers' rights
*Land Registry requisitions and applications
*Dealing with freeholders and management companies including handling enquiries, etc
*Attending to pre-completion and completion arrangements including preparing statements, discharge of mortgages, calculation and payment of stamp duty land tax and registration at the Land Registry
*High value transactions including dealing with and transferring large sums of money
*Sales and purchases of part and whole
*Government and housing association schemes including right to buy, help to buy, new buy, shared ownership, shared equity and tenants incentive schemes
*Sales and purchases of various types of land, including rural land and new build properties
*Advising on co-ownership
*Arranging indemnity insurance policies
*Declarations of trust
*Statutory declarations
*Deeds of gift
*Transfers of equity, including subject to existing mortgages
*Insolvent property owners
*Deeds of variation and rectification, including defective leases
*Liaising with third parties such as estate agent providers, mortgage brokers and insurance providers
*Attending auctions on behalf of clients and preparing auction packs
*Common land, rights of way, easements, profit a prendres, positive and restrictive covenants,
*Powers of attorney, trusts and settlements and assents
*Knowledge and adherence to regulatory requirements affecting this type of law, including the SRA Code of Conduct, Financial Services & Markets Act 2000 and anti-money laundering regulations
*Bulk work
*Use of case management systems

The firm is also extremely busy and therefore there will be scope for on-going work across the summer if the candidate is the right fit within the firm.
