The role The Head of Parks, who will report directly to the Chief Executive, will be responsible, through the respective park managers, for five and a half holiday businesses in Cumbria. Combined, they total over 700 pitches including privately owned caravans and lodges, glamping pods; hire fleet (caravans and apartments) and touring pitches. Each business is run by a manager, who is typically supported by a team of 3-10 managers/employees. In total the holiday businesses employ around 35 team members in the height of the season. Finance, marketing and project support is provided by head office which is based in Kendal. Due to the nature of the role there will be frequent travel between the parks and head office. Health and Safety We have recently introduced Prime Safety to the Holiday Parks and will expect the post holder to take the lead in developing and supporting park managers to ensure the parks operate in a safe manner at all times. Policies and Procedures Using a collaborative approach with the park managers and in conjunction with the Chief Executive, the role holder will be expected to review park policies and procedures. Capitalising on existing practices and utilising their own knowledge and experience, they’ll encompass the culture of the company to ensure that we have the right company policies and procedures. The role holder will ensure our policies are consistent, fair and appropriately communicated to owners and managers. The area manager will act as the second escalation point for owners and will be required to resolve any issues in a fair and consistent manner. Caravan owners We have many customers whose families have owned caravans on our parks for over 40 years, with some starting their association with us more than 50 years ago! We are dedicated to providing the highest level of service and experience to our holiday home owners that ensures they want to come back time and time again. Holiday Home & Lodge Sales Our caravan parks boast some of the best locations within the Lake District and we have some simply outstanding pitches. The Head of Parks will work with the park managers and group marketing manager to ensure stocking levels are correct and that we have the right caravan/lodge on the right pitch, at the right price and advertised and presented correctly. Ensuring each new customer receives a robust Welcome Meeting at the time of handover, the area manager will ensure all customers receive the necessary information to get their holiday home ownership off to the best possible start, whilst at the same time establishing fair expectations around the management of any issues at the time of purchase or a later date. Self-Catering and Glamping Pods This is a growing part of our business currently consisting of 50 self-catering apartments, 19 pods, 8 hire fleet caravans, and 4 lodges/chalets. We will expect the area manager to manage the yield; through pricing, standards and profiling of the accommodation to ensure revenue is maximized. Capital expenditure A master plan is being worked up for each park, with exciting opportunities being identified on all parks: untapped potential to either apply for additional planning or slightly adapt the sales mix to increase the success of the park. For example we have a farm house and ancillary buildings with the potential for converting into up to 12 self-catering apartments. Along with the park managers and our head of projects, the successful candidate will have the ability to influence the design, layout and marketing of these properties. Experience of handling capex projects and dealing with contractors is an important aspect of the role. Park Management The Head of Parks will assist the park managers to exceed their annual business plans by supporting them to employ the right staff, recognise and capitalise their opportunities, drive standards, deliver consistent customer service and role modelling behaviours that are true to our culture and way of working. Reporting structure This role currently has 4 direct reports, although this may change if we add to the portfolio or change the structure, and reports directly into the Chief Executive. There will be numerous occasions during the year where the role holder will be expected to update the board of directors on the progress of the parks or report on a specific aspect of the business. Other requirements Additionally the Head of Parks would be expected to: Liaise closely with other aspects of the wider business to ensure the parks are a cross fertilisation of business opportunities. Manage, support and train staff at all levels within the operations departments Carry out engaging performance reviews with the park managers to allow each individual to share ideas and agree improvements Ensure a robust complaints procedure is adhered to and that there is a consistent approach to dealing with customers. Manage the "Tenure" across the parks, ensuring notifications and subsequent communications are sent out in a timely and sympathetic manner. Work closely with the finance manager to ensure the finance reports/stock reports help the park managers, are clearly understood and such that they guide management decisions as well as providing the right information for the directors and CEO. Carry out regular and comprehensive competitor analysis and report findings. Providing park management cover during holidays and when required.
