Transactions Manager, Property Acquisition, Residential, W London, to £80K plus bonus & benefits (negotiable)
Our client, a rapidly growing entrepreneurial niche property business (part of a larger multi-disciplinary property company) is looking for a Transactions Manager who may come from a variety of backgrounds relevant to commercial or residential property (legal conveyancing, banking, surveying, land or property acquisition) to help it acquire more property more quickly - it is currently purchasing 6 - 7 properties per week at £0.25m - £30m per transaction.
Our client specialises in sourcing land and buildings for new build (or redevelopment) to become supported housing projects. This is residential property that may be moderately adapted to the needs of vulnerable adults and then let to Registered Providers and care operators on long leases, providing a long term, stable and appropriate home for the adult. Whilst there is a concentration of projects in and around London, our client acquires suitable assets nationwide.
The Transactions Manager won’t be finding these properties but will be an essential part of the team, taking ownership for the purchase process and working with lawyers, regulators and the client’s internal team to resolve contractual and title issues, obtain necessary consents and find rapid solutions to the problems that invariably come with acquisitions (which could be individual buildings without current commercial use or multiple buildings under a single acquisition.)
This is a fast moving business and in this role as Transaction Manager you will have the opportunity to enable a step change in the speed in which the business can commence and close deals, providing the role holder with enormous job satisfaction, an opportunity to share in our client’s success and a chance to work with a supportive collegiate team and loyal investors.
The ability to adapt to this fast paced environment and to actively enjoy multiple project management in a results orientated culture is paramount. The successful candidate will have clear intellectual acumen combined with an enviable track record of delivery in relevant previous positions. We have no fixed view on where our Transaction Manager will come from, and so this role could appeal to people from a variety of backgrounds - property lawyers, conveyancing specialists, land and property acquisition, real estate finance professionals with an in depth experience of processing multiple acquisitions. Whatever your background, as Transaction Manager you will have the necessary knowledge and experience to take ownership of and speed purchases through to a conclusion, identifying and resolving issues quickly.
To be successful in this role you will have:
- Excellent communication, project management and organisation skills
- An abundance of energy and drive
- At least 4 years in a relevant role
- Experience of overseeing multiple residential or commercial real estate acquisitions ranging from £0.25m to £30m+
- Relevant degree level (or equivalent) qualifications
- A good practical understanding of construction/acquisition projects (it would be a bonus, though not essential, if you have some previous experience of C2 supported housing, health or care sector projects)
- Superb analysis and critical thinking skills
- Natural gravitas and leadership skills both within senior project teams and the general business environment.
A people person, you enjoy managing relationships at all levels and will be as comfortable talking with investor representatives as you are with site teams.
