Asset Manager - West London

Job Objectives & Responsibilities

The Asset Manager, based in West London, will provide support to and take direction from the Partnership Director (IMP) in development and delivery of the service across all contracts.

To develop the Asset Management opportunities across contracts according to the clients needs, contract type and service development criteria to gain increased business through this delivery.

To provide support to the Business Development team in respect of Asset Management and Integrated Property Management for new clients and customers.

To manage the analysis of asset performance and repairs demand, and provide integrated Asset Management proposals to the client for investment in preventative maintenance and improvement programmes.

To manage the provision of integrated Asset Management services to our clients including;
Strategic Asset Management Surveys (including stock condition and energy)
Drone surveys
Asset data processing, repairs analysis and information management
Programme development
Strategic Options Appraisals development
Development of appraisal modelling for stock opportunities including retention and disposal.
Liaison on investment planning and budget setting for clients

To work with the Information Technology Dept to develop and implement systems to support delivery of integrated Asset Management services to our client base.

To develop trust and confidence with the clients that enables the outsourcing of asset management and compliance services, for the benefit of the client and the organisation.

Main Duties

To work with the teams to develop the integrated Asset Management proposition, presenting this to existing and new clients.

To work with existing clients to deliver the integrated Asset Management function including:
Liaison with client teams to support delivery
Liaison with contract teams to coordinate Asset Management approach
Capturing and analysis of data to understand the issues facing the properties managed.
Development of appraisals assessing opportunities for the stock
Identification of key issues and their solutions related to both Asset Management and operational activities including customer focus, delivery and other opportunities.

To manage the delivery of asset management projects and services, through direct resources and supply chain partners;
Strategic Asset Management Survey Programmes
Drone survey programme
Other related surveys in the development of investment proposals
Resulting investment works programmes following client acceptance of investment proposals, where required to do so.
Projects contracted to external consultants including asset valuations, stock options appraisals and asset strategy.
IT and service development projects, that may include projects that are not directly related to asset management services, but act to increase the organisation's strategic offering to clients.
Marketing, business development, community engagement and communications initiatives.

To manage data collection, analysis and reporting from maintenance services, Strategic Asset Management surveys and other data sources to inform asset investment, disposal and regeneration strategy, planning and decision making.

Person Specification

Further education level qualification or higher
Expertise and experience in service performance, asset management &/or compliance.
Excellent people management, project management and influencing skills.
Excellent communication skills and be a people person
Highly literate, and experienced in producing reports & proposals
Excellent IT skills, including Microsoft Excel, Word and Powerpoint and ideally Tableau or similar.
You will be able to independently, work within a range of teams, be customer focused, forward thinking and professional.
You will have a real can do attitude with an eye for detail and be able to transmit and encourage that attitude.
It is highly desirable that you possess relevant client side experience
It is desirable that you possess relevant business and administration skills
It is desirable that you possess relevant housing and/ or technical qualifications.
