PURPOSE OF THE JOB
To deliver a housing maintenance service to our customers that meets the purpose of the Housing Maintenance Team - to provide a property that works for the customer.
To work as a team that strives to continuously develop and improve a service built around the needs of its customers.
1. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
1.1 To develop and maintain a good understanding of systems thinking as the principal mechanism for providing a customer-focused service challenging situations where the principles are not being adhered to.
1.2 To provide an effective day-to-day maintenance and repair service to customers.
1.3 Work with customers in person, within the office environment or at home, in writing, or
over the telephone, to obtain sufficient information to ensure the team meets its purpose.
1.4 Supervision and monitoring of the council's gas maintenance contractors in carrying out the annual maintenance of council owned gas appliances in accordance with the gas safety policy, together with newly occurring repairs.
1.5 Assist the housing maintenance specialist when required concerning gas safety.
1.6 Assist the housing maintenance team leader in reviewing and updating the gas policy.
1.7 Ensure you have up to date knowledge to enable you to deliver a service that meets the
needs of the individual customer, whilst complying with legislative requirements.
1.8 Receive, check and validate landlord gas safety records (LGSRs) together with maintaining and updating electronic files and producing regular reports on progress.
1.9 Input technical data relating to gas and LGSR's etc.
1.10 Preparation of gas specifications.
1.11 Provide support to the housing maintenance team in relation to specialist gas enquiries.
1.12 Inspection of council buildings relating to gas work.
1.13 Consider and respond to applications from tenants who ask to carry out alterations/improvements to council buildings, including any pre- and post-inspections relating to gas works.
1.14 Arrange for customers to be recharged for any damage caused to properties.
1.15 Ensure you have up-to-date technical and customer profile information to enable you to deliver a service that meets the needs of the individual customer, whilst complying with legislative requirements.
1.16 Take action on system generated reports as required.
1.17 Identify where the system is not working and take responsibility for working on the system to improve the service to customers.
1.18 Preparation of written instructions for works to be carried out by contractors and supervision of works.
1.19 Investigation of complaints and preparation of written response.
2. OTHER DUTIES AND RESPONSIBILITIES
2.1 Being aware of Health and Safety legislation and so far as is reasonably practicable
ensure compliance with the Health and Safety at Work Act and the Council's Corporate Safety Policy.
2.2 Maintain an up-to-date knowledge of good practice and legislation relevant to your role.
2.3 Other reasonable duties as may be required from time to time, including one-off projects.
2.4 Attendance at Court as and when required.
2.5 Liaison with other teams within the council and external agencies.
2.6 Any other reasonable duties as requested by your manager, in line with you skills and knowledge.

4. FINANCIAL RESPONSIBILITIES (Eg Raising Purchase Order, Budgetary Responsibility, Income Generation)
5. RESPONSIBILITY FOR ASSETS AND DATA
Responsible for all data and equipment used to perform the duties of the role
6. EXTENT OF PUBLIC CONTACT
Regular contact with occupiers of all council buildings and with suppliers of goods and services for those buildings.
Tenants, residents and their groups; the police; contractors; voluntary and statutory agencies; occupational therapists and housing associations. Other local authorities, solicitors and other professional organisations. Citizen's Advice Bureau and mediation services. Other departments and senior officers within the council. Councillors and the MP.
Attendance at tenant group workshops, service review groups and tenant meetings as needed.
7. WORKING CONDITIONS AND ENVIRONMENT
Flexible working hours between 7 am and 8 pm, Monday to Friday.
Work is primarily dealing with customers and those carrying out works to those buildings so the focus of the work is in customer's homes and their areas.
All areas where building works are carried out are potentially hazardous.
8. CORPORATE RESPONSIBILITIES
