Commercial Manager - High-end residential - SW London

My client is an established contractor, around for 30 years and looking for an experienced, dynamic, commercially minded person to work alongside our MD with a view to becoming the Commercial director thus allowing him to concentrate on our sister property development company, You may already be in a similar role working as a number 2 and be looking to progress your career further. The opportunity will only suit a hardworking, ambitious, monarchically minded person who can perform under pressure.

You may have “risen through the ranks” possibly starting as a Quantity Surveyor/contract manager or even an operations director. You will have an extensive understanding of the construction industry and have a talent for negotiation. You will have experience of the whole spectrum of projects i.e. one off large houses, multi-unit schemes and blocks of flats and both new build and refurbishment. This varied role will include risk management, procurement, and financial reporting.

If you think you have the right credentials to run a successful building company, are a good communicator able to build relationships with clients and professionals alike to bring in and price work to maintain our private client order book, whilst generally overseeing the running of the company then I would like to hear from you.

The key responsibilities:

Hold regular monthly meetings with the Financial Controller to go through and discuss the current and projected figures against budgets. Calling additional meetings as necessary.

Chair quarterly meetings with the department managers to discuss company performance, work required etc

Winning and pricing new work, deciding which work is required and suits the company needs. Putting together tenders and negotiating and agreeing contracts. Where necessary with assistance of others but taking full responsibility.

Working with the Lead QS, Manage the Contract Managers and Project Surveyors in relation to both site based and office activities to ensure contracts are delivered on time, to the required standards and within budget, whilst maximising client satisfaction. Make sure all company procedures are followed to deliver the projects in a professional and contractually correct manner.

Develop and implement procedures where it is seen improvements can be made. Intervene and agree action plans to recover delays where possible. Help and advise Contract Managers and Project Surveyors, where necessary on the company ethos, methods and conduct.

To conduct monthly meetings with all Contract Managers\Project Surveyors to obtain reports on the status of the contracts. You will provide an overview of contract performance to the managing partner at regular monthly meetings.

Agree dates for new projects to start, matching size and suitability to Contracts Managers to achieve target sales, taking into account available company resources.

Ensuring suitable Contract Managers, Project Surveyors and Site Managers are employed to meet programmes and target sales, whilst minimising payroll cost. As they are the point of contact betweenn Professionals and Clients it is essential they provide a positive image of the company and are able to communicate effectively.

Ensure, after completion of each project, that a review of all sub contractors is carried out and any under-performance is dealt with as necessary. Agree we have sub-contractors of a satisfactory level to meet project requirements and company standards.

Ensure there is an accurate flow of information to the Client/Professionals regarding progress and cost and that the Contract Managers are justifying and obtaining formal acknowledgement of unavoidable delays to minimise penalty clause claims. Resolving any Client-related issues or disputes referred directly to the Commercial Manager by the Client/Professionals.

Monitor administration and methods to ensure maximum efficiency. Set common operational standards throughout the company in line with current company policies. Develop and amend policies as agreed.

Develop and monitor methods for Contract Managers to adopt to ensure excellent standards are achieved at minimum cost and snagging is kept to a minimum.

Oversee the management of our After Sales section that undertakes the administration of maintenance contracts in relation to our development properties, together with those taken out by private clients. This section also carries out all snagging and small works for existing Clients.
