Senior Contracts Manager - High-end residential - London

Contracts Manager - Key Requirements:

• Main contractor background with minimum 15 years’ experience predominantly in high end residential
• Managing multiple projects simultaneously (2-3)
• Energetic, methodical, organised, precise and decisive with excellent problem solving skills
• Ability to lead, manage and motivate effective project teams and subcontractors
• Develop, manage and maintain highly effective relationships with client project team
• Highly numerate with demonstrable financial management and excellent negotiation skills
• Proven track record of delivery and ability to manage multiple profitable projects
• Detailed knowledge of all aspects of construction from groundworks to finishing
• Detailed understanding of temporary works
• Fully conversant with industry standard programming software packages such as Project Commander and Microsoft Project, including critical path analysis
• Excellent analytical skills to understand and interpret complex technical specifications, drawings and documents and formulate work programmes from them
• Full working knowledge of standard construction contracts, HSE and building regulations
• IT literate and excellent communication skills
• Highly professional, well presented, reliable, punctual and responsible

Contracts Manager - Key Responsibilities:

• Overall responsibility for the management and delivery of the agreed projects specification, programme and budget
• Overall responsibility for pre-commencement programming and contract negotiations
• Overall responsibility for site management and project progress
• Negotiation of sub-contract terms and conditions, ensuring all terms are back-to-back with the main contract
• Management, control and mitigation of all risk, both contractual and construction related
• Control of costs and pro-active management of project profitability
• Maintenance of accurate and timely project documentation at all times
• Lead and manage a highly organised, well-motivated and disciplined project team
• Manage all client, client team and sub-contractor relationships ensuring provision of timely full and final information as required by the information release schedule
• Responsibility for all site Health & Safety
• Ensure all personnel on site are operating as a fully co-operative, focused team with one common aim to complete the project to the highest standard, on time and within budget

Detailed Responsibilities:

• Ensure all projects are properly organised, budgeted and planned as per site procedure manual
• Provide a detailed project programme prior to the commencement of the project and ensure site management fully understand logic and basis
• Source and appoint key subcontractors, agree contract terms, agree project programme prior to commencement and obtain collateral warranties as required
• In conjunction with No. 1 Site Manager, monitor and manage all works to ensure quality of workmanship is of the highest standards at all times
• In conjunction with No. 1 Site Manager and subcontractors, identify and resolve construction challenges
• Monitor and manage all health & safety requirements to ensure full compliance with HSE regulations
• Manage project budget, control margin delivery and submit monthly valuations in conjunction with QS
• Manage production and review of project progress reports with No. 1 Site Manager and pro-actively identify, manage and resolve any issues arising
• Manage and lead relationship with client and client project team to ensure all design information is provided in a timely and efficient manner
• Hold regular meetings with client team to review progress, identify obstacles to delivery and agree and document solutions
• In conjunction with Operations Manager, QS and Site Manager, maintain accurate document records including up-to-date drawings register, AI’s, CSI’s, RFI register, RAM’s, labour work sheets and requisition orders
• Identify, document and manage all extension of time applications in conjunction with QS & Site Manager
• Provide all relevant information to the QS to facilitate all contractual correspondence under the main contract and sub-contracts
• Maintain a pro-active Client friendly approach at all times
• Assist Directors with business development and securing new project opportunities
• Assist with recruitment for vacant positions or releases from service as necessary
• Develop further subcontract contacts to ensure adequate resources are available to the company at all times
• Maintain accurate and concise records regarding the performance of subcontractors and suppliers
• Prepare specific sub-contractor tender lists
