Senior Plumber

1. Essential Functions:

Under general supervision, the Senior Plumber is responsible for installing, repairing and maintaining pipes, fixtures and other plumbing used for water distribution and waste water disposal in residential, commercial and Industrial buildings. The Senior Plumber reports to the Plumber Foreman & the General Foreman and assist the Facility Management Teams & the maintenance team on their day to day job and PPM and will install, repair and maintain plumbing systems and fixtures in residential, commercial, institutional, industrial or public buildings. The Plumber reads blueprints, drawings and specifications to determine the layout of plumbing systems, water supply networks and waste and drainage systems. The Plumber will then plan install and service plumbing systems, fixtures, piping equipment and controls. These piping systems may be used to transport water, waste, gases or hot liquids. Plumbers work in cooperation with other trades and labourers to ensure that all specifications, legislation and policies are met, and to ensure efficient completion of any project. Providing adequate services will ensure that all water supply networks and waste and drainage systems are installed, repaired and maintained to meet all standards of building codes and safety.

2. Duties and Responsibilities

a) Install, repair and maintain plumbing systems and components
b) Review building plans and specifications to determine the layout for plumbing and related materials
c) Identify required tools and special equipment
d) Select the type and size of pipe required
e) Locate and mark positions for connections and fixtures
f) Install supports and hangers for pipe, fixtures and equipment
g) Assemble and install valves and fittings
h) Inspects, repairs, or replaces pumps, valves and boiler systems
i) Inspects and tests fire sprinkler system and booster pumps; prepares documentation for compliance.
j) Install, repair and maintain water treatment equipment, piping and controls
k) Install, repair and maintain underground storm sanitary and water piping systems
l) Install, repair and maintain sinks, tubs and toilets
m) Install, repair and maintain water heaters and conditioners
n) Install, repair and maintain plumbing fixtures, appliances and trim
o) Test pipe systems and fixtures for leaks
p) To ensure that maintenance teams keep plant rooms up to standard i.e. tided, not used as storage, labeled etc.
q) To look after maintenance on pumps, to check belts, bearings, seals (leaks etc), electrical (terminations, isolation, windings etc), remove and replace for repair or maintenance
r) Maintain all building codes, installation requirements and relevant legislation
s) Perform scheduled maintenance service on plumbing systems and fixtures
t) Apply all codes to installations, repairs and maintenance
u) Ensure all requirements as specified by the manufacturer of systems and fixtures are met
v) Ensure all installations, repairs and maintenance are properly sized, aligned, supported and graded
w) Ensure all installations, repairs and maintenance meet the requirements of the appropriate codes
x) Perform general plumbing work including installing storm water, sanitary and water piping systems, assembling and installing pipes, valves, fittings and fixtures, and testing pipe systems and fixtures for leaks.
y) Perform physical labouring tasks associated with plumbing work such as lifting and adjusting heavy objects, concreting and rendering, and cleaning up work site.
z) Ensure all installations, repairs and maintenance meet environmental protection Requirements
aa) Take on special projects as required by the Group Maintenance Manager
bb) Keep daily reports
cc) Schedule work in cooperation with other trades and suppliers
dd) Perform other related duties as required

Shared Responsibilities:

a) Maintains appropriate service and repair records.
b) Researches, purchases and inventories equipment parts, chemicals and supplies.
c) Responds to routine and emergency calls for repairs and service.
d) May train and direct the work of other classified staff in the area.
e) Assists and serves as back up to other Facilities employees.
f) Trains and directs the work of other Classified staff in the area.

3. Key Requirements

• Level 1 Certificate Introduction to Plumbing
• Level 2 Diploma in Access to Building Services Engineering
• Level 2 Diploma in Plumbing Studies.
• Minimum 10 years experience in the field
• CSCS managerial card
• Experience of carrying out high quality maintenance works
• Experience of working with and understanding a Schedule of Rates;
• A knowledge and understanding of health and safety regulations
• Able to demonstrate good customer care
• Able to demonstrate good verbal communication skills
• Ability to work from ladders, scaffolds, or from other difficult positions.
• Skill in the use of the tools and materials
• Good at working with your hands
• Preferably registration on the Gas Safe Register
• Accurate
• Able to pay close attention to detail
• Numerate, for taking measurements
• Patient and methodical
• Asbestos awareness certificate
• Strong Knowledge on Health and Safety and Control of Substances Hazardous to Health (COSHH) legislation
