This is a great opportunity for a Property Manager to join a successful property company based in a fabulous location is South Bristol.
You will receive a salary of £20,000 - £22,000 OTE £25,000
I am looking for someone to start in September 2017, due to progression of the company this is a fantastic time to join and grow with them.
Hours of work are Monday - Thursday 8.45am - 6pm
Friday 8.45am - 5pm
1 - 4 Saturday 8.45am - 2.00pm

The successful candidate will work as part of an enthusiastic team and you will have responsibility for a large managed portfolio 140 plus properties.

The successful candidate will also receive continued professional development through courses organised by A.R.L.A.

Main Duties

Management of tenancies.
Management of maintenance issues, tenancy check outs and their subsequent deposit negotiations.
As such this individual must have a proven track record of property management, have expert knowledge of tenancy related legislation (ideally ARLA/NAEA qualified), and be experienced at dealing with the tenancy deposit scheme.
Maintaining accurate data base of managed properties - WINMAN Cfp software
Property inspections and subsequent reports
Tenancy extensions / renewals / rent increases
Gas Safety Certificate, DVCR and EICR renewals
Maintaining landlords general duty of care
Issuing of legal notices
Representation in court if required

Management of Maintenance Issues
Management of day to day maintenance issues
Management of external contractors
Liaising with landlords and tenants

Tenancy Check Outs
Acknowledgment of notices - Landlord and Tenant
End of tenancy check outs
Deposit returns / negotiations / disputes within the tenancy deposit scheme
Management of cleaning / maintenance work
General advice to Landlords of unmanaged properties
