We are currently looking for a Small Works Manager to join a market leader on a permanent bases! You will be required to coordinate the delivery of property operations in site services (Handymen, Fabric Operatives, Grounds Maintenance) in accordance with all legal and regulatory frameworks.You will be responsible for a team working building fabric maintenance across a large prestigious site.

Other duties will include but are not limited to:

Day to day managing the team
Managing the contractors on site
Being the point of contact for the client
To assist with the delivery of the site(s) budget through prioritising work, reconciling conflicting demands, reviewing and revising timing of work to agreed deadlines
To deliver a proactive, trained and engaged team ensuring that the company's principles are embedded within the team
Effectively facilitate and co-ordinate third party contractors on sites
Advising on management and supervision of maintenance of buildings
Lead on distinct elements as set out by the Property Operations Manager e.g. audits, risk register
Manage task types of work to time, cost and quality
All other duties as reasonably required

Qualifications and Experience required:

Knowledge of health & safety and environmental legislation
Knowledge and appropriate qualifications gained through relevant training
Knowledge of all relevant UK Regulatory Bodies, Local Authorities and associated legislation
Challenge current maintenance regimes and services to deliver VFM
Sound experience with dealing in subcontractor services (scope, cost and delivery). Ensuring delivery of VFM and QHSE standards
Understanding of the principles of contract management and experience of procurement of suppliers including the following areas: Service Delivery Management, Relationship Management and Contract Administration,
Good stakeholder management.
Ability to develop productive working relationships with a wide range of people across all levels.
Track record in managing teams and dealing with conflict / poor performance

Knowledge, skills and Personal Qualities Required:

Must have excellent organisational Skill
Excellent Interpersonal Skills
Ability to work and engage across departments
Must have good verbal, written, listening and negotiating skills - excellent client management skills
Good IT skills
You must hold a relevant H&S certificate, such as NEBOSH, come from a apprenticeship background or hold relevant time served experience. You must have minimum 2 years experience managing a team and client management. Experience working on various building fabric works.

People management and communication skills are essential for this role!
