Lettings Negotiator – Oxford

Salary - £18,000-£20,000 + Commission

This is a critical role, responsible for maximising demand for available rental properties by calling and registering potential tenants, understanding their requirements and accurately matching them to available properties.  Hosting viewings, selling the benefits of a property, and effectively addressing questions raised.  Maintaining an effective relationship with landlord clients to communicate progress and viewings feedback, present tenant offers and brokering an agreement that results in a successful new tenancy. This is a commissioned role, with no cap on earnings.  Each Lettings negotiator has a personal target to contribute to team performance. The role will suit someone with energy, self-motivation and a natural orientation towards excellent personal customer service. The ideal candidate will understand and embrace a collectively and individually target driven environment.

Duties:

- Regular outbound calling in addition to inbound call handling to prospective, existing and former tenants
- Registering applicants and effective matching of applicants to available properties
- Arrange, schedule and attend viewings
- Maintaining and nurturing of an effective applicant database, ensuring regular contact is made with all prospective tenants
- Achieving or exceeding pre-agreed lettings targets
- Liaising with and negotiating offers between landlords and tenants for new tenancies
- Closing deals and ensuring all information including any additional requests or special conditions are entered in our management system accurately.
- Taking payment of administration and referencing fees and recording payments accurately
- Communicating with landlords about tenant feedback from viewings, offers secured and hot prospects and agreeing terms with landlords.
- Providing practical solutions to landlords with regards to achieving a prompt let by noting maintenance and decorative issues that may limit lettings success
- Maximising board presence and promoting brand values
- Canvassing / leafleting to seek new business opportunities including targeting competitors during available time.
- Assisting the Franchisee/Lettings Manager with market appraisals as and when required.
- Ensure all tenancies commence in line with legislation.
- Where necessary during busy periods, managing file completion of an application including completion of referencing, drafting & sending out tenancy agreements for signature, and taking payments for rent and deposit.
- Progressing transactions accurately and efficiently.
- Keeping up to date with our Lettings Management system
- Efficient diary management, telephone answering and message taking
- Activity reporting for each morning meeting
- Bring any complaints to the attention of your Line Manager immediately
