Area are looking for a proactive and dynamic Construction Manager to join the team in London. The primary duty is to assume responsibility for the successful delivery of the project on site. General areas of responsibility are; managing the programme, producing the Logistics Plan and managing the project logistics, site Health & Safety and Welfare.

The Construction Manager will be responsible for:

Responsibility for site administration and the production, updating and maintenance of the following:

- Produce and issue the Schedule of Conditions Survey
- Compiling the Daily Site Diary
- Drawing Registers (On Site)
- A full set of up to date drawings on site for all trades and consultants for reference.
- Understand, review and monitor drawings, Specification documents/ Technical submissions
- Progress reports
- Preparation of internal Request for Information/ CVI’s schedules in conjunction with contracts manager
- Sample and finishes approvals and status
- Progress photographs
- Liaison and record notes of third party meetings (other tenants, Landlord, Building management etc.)
- Health, Safety & Welfare Administration as set out below

Responsibility for all Health and Safety (H&S) matters on site including:
- Reviewing, feedback and monitoring of the Construction Phase Health and Safety Plan
- Site risk assessment and hazard management
- Collection, checking and enforcement of subcontractor risk assessment and method statements
- Monitoring subcontractors’ H&S on site
- Taking action as required to maintain the correct standards
- Completing weekly H&S audits (in addition to ant external H & S consultant audits)
- General maintenance of site based H&S administration including PPE provision, emergency lighting, fire alarms, fire-fighting equipment, emergency escape provisions, live services, toolbox talks, Permits to Work etc.
- Maintaining signing in/ out records for all personnel
- Accident and incident recording, reporting and investigation
- Compliance with the Fourfront Group’s OHSAS 18001 systems and procedures
- Seeking and following up on advice from the Fourfront Group H & S consultant

Control of environmental issues on site, including waste, noise and dust management and compliance with the Fourfront Group’s environmental standards.

The Construction Manager is expected to produce, monitor and maintain the detailed construction programmes, with the Contracts Managers assistance, to monitor progress against these programmes for formal reporting at regular client progress meetings.

Produce short term working programmes during each key element of the works with a detailed “close out” programme produced at least 4 weeks prior to completion of an area/phase.

Where required, assist the Contracts Manager with sub-contractor selection and procurement

Responsibility for site based quality control and snagging including:
- Quality control inspections and feedback to subcontractors during the course of the works
- Preparation and updating of detailed snag sheets
- Management and liaison with the furniture PM to collate and distribute detailed snag/defects schedules
- Oversee production and sign off of Benchmark Areas and Mock-ups
- Issue of snagging sheets to the contractors and keeping the client team updated on progress
- Signing off/ closing out snagging items
- Constant liaison with the CM on progress/completion against the snagging schedule

Responsibility for the appearance and set up of the site including: In accordance with the Site Set-up Handbook

- Site security
- The provision of PPE on site for staff and visitors.
- The selection and maintenance of suitable signage, both H&S, Fire and directional
- Cleanliness and general appearance of site – our ‘shop window’.
- The forming/maintenance of the site entrance, with signing in book, protection and PPE for visitors.
- The forming/maintaining suitable site office, meeting room and welfare facilities to meet Fourfront Group and HSE standards.
- The forming and maintenance of safe access routes.
- Maintaining site temporary lighting and other necessary supplies

Responsibility for ensuring progress reports and attachments are produced in a timely manner for regular site meetings, produced weekly and issued at the beginning of each week.

Run the weekly contractor and attend specialist contractor/ consultant/ client meetings as required. Ensure in conjunction with the contracts manager that meeting records are issued.

Attend and assist in the presentation of the project report to the client team at the regular project meetings.

Prepare and keep updated the daily site report in the approved format in use within the Fourfront Group

Responsible for day to day client/tenant liaison and satisfaction:

- Holding and chairing weekly look ahead meetings and the production of schedules
- Newsletters and short term programmes.

Ensure that site files are returned to the office

Ensure that the site is cleared and stock returned to storage

All plant off-hired and returned to the correct supplier/s

Professional Skills & Experience:


-Minimum 5/10 years’ commercial office interiors site management experience on project values from £500k to 3.5m on both refurbishment and fit-out projects. Must be able to manage a £1m+ project.
-Fully experienced in delivering projects from point of sale to completion on site. Ability to take full control and responsibility for delivery, health & safety, quality and environmental aspects.
-Fully conversant with specifications/drawings, Bills of Quantities, CDM regulations and all relevant Health & Safety legislation.
-Ability to mobilise, manage and co-ordinate subcontractors in conjunction with Contracts Manager.
-Experience in presenting to clients and professional teams and maintaining and developing client relationships.
-Vocational/professional management qualification (degree, HND, HNC, NVQ etc.)
-Current SMSTS and site based Project Manager CSCS
-Good understanding of M&E systems.
-Computer literate and working knowledge of MS Office, MS Project and Excel.
-First aid at Work


-Ideally worked with a mainstream D&B competitor, and/or main contractor.
-Qualification in building/construction – CIOB, MAPM, etc.
-Have attended as many as possible of the following courses:

Working at Height
Scaffold Awareness
CSCS (incl. grade)
Confined Spaces
Temp Works Co-ordination
Abrasive Wheels
Fire Warden
Risk Assessment
