Job Description

Job Title: Caretaker

Location: Dudley

Responsible to: Housing Services Coordinator

Working Hours: 12 hours per week. Due to the nature of the post some evenings and weekend work may be necessary

Annual Leave: 28 days, pro rata (includes statutory holidays)

Background: YMCA Black Country Group is a group of YMCA charitable companies & associated trading subsidiaries operating in the Black Country and South Staffordshire area. The charity employs around 200 staff across several sites, delivering a wide range of community services including supported housing, youth work, childcare and family support, drug and alcohol support interventions, skills and employment training, health and well-being services, and work in prisons.

The post holder must be able to respect the Christian Ethos of the YMCA and uphold its values.

Duties: To provide a safe, secure, welcoming, clean and well maintained environment.

1. Undertake repairs and maintenance e.g. water leaks, damage to building, broken locks, painting and decorating, replacing doors, repairs to fixtures and fittings.

2. Ensure maintenance tasks are prioritised and completed in appropriate timescales.

3. To record accurately repairs and maintenance information according to agreed administrative systems.

4. Undertake all necessary health and safety checks, inspections and monitoring and report any breaches of Health and Safety regulations.

5. To be available in emergencies to complete urgent repairs, this involves being on call.

6. Engage regularly with the housing officer to ensure void properties are turned around, prioritised and ready to let when required.

7. Ensure all belongings are removed, bagged and tagged ready for collection or disposal.

8. To engage proactively with service users in an appropriate and professional manner.

9. Carry out any other reasonable duties as requested by the Housing Services Coordinator.

Knowledge Desirable Essential
City and Guilds or NVQ L2 or higher in relevant trade √
Excellent knowledge of Health & Safety Regulations as they relate to the operation of hand tools, power tools and other hazards √
Ability to understand COSHH Regulations √
Basic standard of literacy to read and understand instructions √
Good working knowledge of current regulations re: home improvements √
Proven skills in relevant trade i.e. carpentry, painting and decorating √
Ability to work without close supervision √
Ability to follow orders and to keep Line Manager fully informed √
Ability to work in an organised and methodical manner √
Ability to work as member of a team √
Ability to act on own initiative, dealing with any unexpected problems that arise √
