Job Title: Contracts Manager
Department: Contracts Department
Responsible to: Contracts Director
Responsible for: Site Team Foremen, Operatives & sub-contractors.

My client, an established Building Contractor in the Interiors / Refurbishment / Fit Out sector are looking to bring in an experienced Contracts Manager to run multiple small works projects up to the value of £250k.

Job Description

Main purpose of job: To positively develop and nurture enduring client relationships. To effectively manage simultaneous contracts, site operations, resources, subcontractors and site personnel to achieve required standards of Quality, Programme and Budget.

Responsibilities
• Communicate clearly and effectively with clients via telephone, email and
written correspondence.
• Liaise with and attend meetings with clients.
• Liaise with Estimating Department to acquire full understanding of each
project estimate.
• Complete site surveys and produce estimates when required.
• Complete effective project programming.
• Ensure that works are planned and carried out in a safe manner, adhering to Health and Safety Legislation, policies and procedures and utilising support
of Health and Safety Manager.
• Seek out and achieve 'better buying’ on sub-contractors, materials and plant.
• Allocate labour and transport effectively.
• Complete commercial and accurate purchasing.
• Ensure that accurate site records are maintained.
• Plan, monitor and manage project costs to achieve agreed margins and
budgets.
• Plan, monitor and manage performance on site to achieve agreed quality
standards and defect levels.
• Plan, monitor and manage operations to ensure that project programme is
achieved.
• Submit valuations, final accounts, O&M Manuals and invoices to time.
• Manage and motivate site staff adhering to legislation, company policies and best practice. (equal opportunities, appraisals, job chats, training needs
analysis, disciplinary procedures, grievance etc.)
• Communicate clearly and effectively with fellow employees and attend and
contribute to periodic management meetings.
• Develop personal skills and capability through ongoing training, as provided
by the company or elsewhere subject to Company approval.
