Engineering Team Leader – Luxury Apartments

Our client is currently seeking an Engineering Team Leader to oversee and manage the day to day maintenance operations at a super-prime, luxury residential development in the Kensington area. This is a Monday to Friday position working from 08:00-17:00. You will required to do a weekend on a rotational basis.

Reporting to the general manager you will be supervising 2 subcontracted engineers, a weekend engineer and M&E contractors. You will supervise preferred contractors to provide a customer focused and cost effective maintenance service using both external contractors and internally employed handymen.
This role would suit someone who has a strong hands on knowledge of maintenance works and time-scales as well as a strong experience of contractor management.

Main duties will include:
• day to day management of external contractors and internally employed maintenance staff
• Patrols of the building, pool and spa area doing regular checks for faults
• Fault assessment and fixing
• Carry out reactive maintenance works and diagnosis
• Putting together planned preventative maintenance plans
• Work alongside senior manager to ensure staff are fully trained focusing on health and safety.
• Monitoring of PPM works
• Supervision of internal handyman including compiling risk assessments and method statements as well as the allocation of works.
• Ensuring contractors adhere to the health and safety procedures and standards
• Ensure routine maintenance tasks are up to date for full functioning properties
• Provide residents with a safe and positive experience at times of property maintenance.

Required skills and experience
• previous experience in a maintenance team leader role
• Knowledge of HVAC is essential
• Experience of building management systems.
• Plumbing and electrical qualifications desirable
• Excellent understanding of contract management and practice
• Experience in management of maintenance staff
• Experience in working in an occupied environment
• An experience in domestic dwellings - work will involve access to people’s homes in their absence so discretion and confidentiality is required
• A warm, customer service focused demeanor
• Experience in a 5* environment
