All Estates staff are required to conform with the company policies and procedures, behave in a professional manner, and support the core values of the service to ensure:

The post will support Estates in the key areas of:
* Daily operations of the site
* Continuous improvement in performance
* Effective customer relations within Estates and the company, and externally as directed.


.1 Purpose

Carries out minor maintenance and repair to all company buildings.


.1 Carries out a supportive or general maintenance role within the Cleaning and Facilities Team, which may, dependant on operational need, be rotated between.

a. Responsive Maintenance. The postholder will work as part of a responsive maintenance team, reacting to unplanned requests for service and ad hoc projects
b. Building Management System. The postholder will work as part of a team responsible for the operation and effective use of the Building Management System
c. Planned Maintenance. The postholder will undertake general operation and maintenance duties on the campus.

.2 Where appropriate, works as part of a team, checking reported building faults and carrying out unskilled repair or replacement. Where a qualified carpenter, plumber, electrician, etc. are considered necessary to carry out the works, reporting to the appropriate team manager.

.3 Undertakes re-lamping and cleaning luminaries

.4 Undertakes a wide range of operation and maintenance activities, including, for example, replacement of tap washers, cistern washers, toilet seats, ceiling tiles and similar works, servicing door closures, locks, minor building repairs and paintwork patching.

.5 Cleans plant rooms, plant filter, extract fans etc.

.6 Assists technicians in major repairs and maintenance

.7 Checks rooms periodically, carrying out minor repairs found necessary, listing any major works or concerns for report to the appropriate team manager.

.8 Carries out fire alarm testing, recording and reporting as necessary.

.9 Transports materials and staff around the site.

.10 Sets up furniture for examinations and open days, collecting and returning furniture from store.

.11 Completes appropriate documentation for the performance of the job and to improve management information with a view to identifying improvements.

.12 Completes Portable Appliance Testing, recording and reporting as appropriate.

AND such other duties as are within the scope and spirit of the job purpose, the title of the post and its grading.
