Job Title: Estate Manager
Hours: 40 hours per week / 52 weeks
Salary: Up to £26,500 pa (depending on experience)

The Estate Manager is required to manage and work alongside a small team of staff. The main duties include: overseeing and implementing the schools Health & Safety policy and procedures; responding effectively to all urgent maintenance; manage and supervise general repairs around the site; supervision of all external contractors; maintain security of the site. A knowledge of trades (joinery, plumbing etc.) and a full UK Driving License are essential as well as an ability to work on own initiative. An informal visit to the school is strongly recommended.

To proactively manage the school’s estate

Key Result Areas

- Maintain both school grounds and buildings to high standards.
- To be responsible, through the Deputy Headteacher, for the overseeing and implementation of the schools Health & Safety Policy and Procedures.
- To be the named Health & Safety representative.
- Develop and implement major projects as approved.
- Provide the school with a safe environment for all people – pupils, staff, visitors and contractors.
- To line manage and oversee the operation of the Maintenance Team.
- To line manage and oversee the operation of the Domestic Team.
- To line manage the Catering Team.
- To liase regularly with the School Cook regarding maintenance and the operation of the Catering Department.

Key Roles and Responsibilities

- Plan, organise and supervise the work of the Maintenance Team ensuring reactive maintenance is dealt with in a timely and safe manner.
- Plan, organise and supervise the work of the Domestic Team
- Plan, organise and supervise major schemes of work carried out by external contractors.
- Ensure the Health and Safety of all persons on site, at all times, by implementing and managing the School’s Health and Safety procedures including the reporting of incidents as appropriate, conducing appropriate Risk Assessments and inducting new employees and appropriate.
- Prepare and publish work schedules covering school holidays.
- Issue a weekly damage report to the School’s senior leadership team.
- Plan, organise and implement appropriate training for the Maintenance, Catering and Domestic Teams.
- To respond effectively to all urgent maintenance and repair tasks as they arise.
- To undertake general repairs and maintenance around the site and ensure a safe and well cared for environment is maintained.
- Be the named Asbestos Duty Holder.
- To supervise all external contractors ensuring that all necessary procedures and are adhered to.
- Maintain security of the site i.e. opening and closing of the premises in line with agreed opening and closing procedures.
- Be a named key holder for emergency call outs (including liaising with alarm company as and when required).
- Place orders in accordance with accepted procedures including arranging delivery of materials for key maintenance tasks.
- Be a key member of the emergency and fire marshal group undertaking training as and when necessary.
- To be responsible, through the Deputy Headteacher, for the overseeing and implementation of the school’s Health and Safety Policy and Procedures.
- Undertake regular periodic checks including asbestos visual check, weekly check alarm call points tests, water temperature tests, first aid box checks, emergency lighting tests, fire door checks, operation of fire extinguisher tests, ladder checks, equipment condition checks.
- Carry out a daily site walk around advising the Deputy Headteacher of any significant problems.
- To undertake various regular statutory checks including Asbestos, Fire Alarm, Water Checks etc.
- Arrange PAT testing, fixed wire testing, tree surveys, boiling servicing etc.
- To ensure that all equipment and materials are used in accordance with Health and Safety guidelines.
- To ensure that company tools and equipment are kept in good order.
- To liaise regularly with the Deputy Headteacher regarding the operation of the site.
- Arrange for quotes from external contractors at the request of the Deputy Headteacher.
- Any other duties that may be required from time to time that are commensurate with the role.
- Prepare and publish maintenance work schedule covering school holidays.
- Oversee the maintenance and serving of schools vehicles.
- Maintain logs and records of work undertaken by maintenance staff and contractors.

Organisational Duties

- Work within the provisions of the Date Protection Act, observing strict confidentiality in relation to all aspects of work undertaken.
