Are you working in property development for a housing association or private residential developer and do you have experience identifying new development opportunities and delivering complex schemes?
This exciting role as a Land Acquisition Manager will deliver a programme of projects, from identifying the sites, appraisal, approval to point of purchase and planning.

They have a varied portfolio, so their developments are often complex, meaning the projects worked on will be challenging and potentially career defining.

Duties for the Land Acquisition Manager:

*Assess opportunities for strategic, financial, design, planning, technical and legal implications
*Prepare and submit bids for private and public sector land and regeneration opportunities
*Carry out financial viability appraisals with sensitivity and mitigation analysis
*Negotiate purchase of land, package or S106 schemes, contracts, Development Agreements or JV contracts
*Establish internal project and external consultant teams for each scheme.
*Lead the design, planning and technical negotiations with consultants, contractors and statutory authorities
*Lead the preparation and submission of the planning application
*Ensure planning permissions achieved are in line with assumptions and seek opportunities to improve
*Present reports on schemes for approval, ensuring all risks are identified
*Ensure compliance and then handover to the project delivery team
*Ensure all design and technical scheme proposals comply with brief

Skills and experience profile for the Land Acquisition Manager:

*Proven track record of securing new business
*Construction project management experience
*Understanding of the development process
*Ability to manage a programme of complex opportunities
*Experience assessing and monitoring the financial viability and risks associated with development projects
*Detailed experience of the design and planning process and achieving planning consent
*Negotiate land purchase contracts, land and build contract and development agreements
*Experience carrying out complex financial appraisals using software
*Knowledge of HCA & GLA grants
*Bid management experience of large-scale property projects
*Strong relationship builder and networker
*Flexible, proactive and self-motivated
*Effective time management and prioritisation skills

Package for the Land Acquisition Manager:
Basic salary: circa £55,000
