Great opportunity to work this large and growing HA within the Planned Investment team helping deliver major new schemes under their planned growth acting as Snr PM. You will acting as a key member of the Regional Planned Investment Team

Further Duties

Deputising for the Regional Planned Investment Manager where appropriate
Embrace corporate objectives and promote collaborative working across departments and with contractors to achieve mutual objectives

Provide effective leadership to your Project Surveyors ensuring that challenging
objectives and requirements are met within a positive and performance focused
environment

Deliver all works within current relevant legislative requirements and ensure services are delivered in accordance with best practice
Ensure that adequate arrangements are in place to enable works to be checked to ensure they are in accordance with specification, legal and regulatory requirements

Carry out all pre-implementation activity for your Project Areas on the programme and ensure that they are planned effectively in advance to maximise efficiencies.

Prepare work schedules, specifications and drawings as required
Ensure that the delivery of your Project Areas on the programme are delivered to a high standard with minimal defects and a high level of customer satisfaction is achieved.

Carry out full consultation with customers on programme works, including fulfilment of all Section 20 requirements and ensure that all views are considered where appropriate

Deliver high quality customer service with prompt and diligent response to enquiries, complaints and feedback, whilst ensuring that any lessons learnt are identified and actions implemented.

Deliver robust management and administering of Circle / Affinity contracts whilst ensuring that a collaborative approach to delivery is established with internal Clients & Contractors.

Ensure that all relevant and appropriate information / data is made available to our supply chain partners to enable them to effectively assess and manage risk.
Deliver robust management of budget spend and commitment for your Project Areas on the programme to ensure forecast is delivered throughout the financial year.

Ensure all appropriate business rules for Circle / Affinity are followed in the management of ordering works and paying contractors.

Agree valuations, issue payment certificates and complete final accounts

Engage with the Cost and Performance Team so that they are updated/informed of any emerging cost trends.

Engage with the Cost & Performance Team to ensure that they are updated / informed of any non-standard works to make sure that all works are captured for programme and budget planning.

Monitor contractors and supply chain partners Health and Safety systems. Complete all appropriate on site Health and Safety checks and report any issues identified promptly in line with Circle / Affinity Sutton's Policy and Procedures.

Help identify operational and service improvements and value for money opportunities.

Promote the benefits of Diversity and Inclusion, to support initiatives with contractors and stakeholders to embed good practice in the service provided.

Assess new building materials and components to make continual improvements and consider use of new building technology.

Experience and pre-qualification criteria

Experience as a Manager in a national Housing Association delivering Planned Works in dispersed locations.

A track record of delivering large programmes of planned investment and major repair in dispersed locations to high levels of customer satisfaction.

A demonstrable knowledge of building construction, building standards, planning regulations, regulatory standards, and leasehold legislation

A demonstrable knowledge of financial management and budgetary control ability

Excellent communications skills, both oral and written

Commitment and skill in collaboration

Educated to degree level, HNC or equivalent and preferably a qualification appropriate to the role eg. CIOB, RICS
