Our client, a large housing provider on the outskirts of Cardiff requires a Leasehold Officer to oversee the running of 6 month project starting in late June.

 The main purpose of this role is to assist in the delivery of an effective project relating to the Welsh Housing Quality Standard`s (WHQS) Section 20 process.

  
DAY TO DAY RESPONSIBILITIES:

o          Provide ‘first point of contact` services across 300 leasehold properties
o          Serve Section 20 and Section 20 (B) notices to notify residents of the works required to bring their property up to Welsh Housing Quality Standards and the costs incurred
o          Provide residents guidance surrounding money advice and repayment options to cover the cost of the weeks
o          Deal with enquires from residents and colleagues on various leasehold issues 
o          Accompany Surveyors on home visits to carry out surveys to the assess property condition and complete SAP ratings in order to establish required works
o          Work closely with the finance team to monitor service charge accounts
o          Provide generalist advice to leaseholders regarding Section 20 queries, repayment options, money advice, leaseholder rights, their contractual agreement with the housing provider and maintenance needs
o          Arrange access with leaseholders, issuing warning notifications and eventually applying to court where access is repeatedly denied by residents
o          Prepare evidence required for the legal team to present cases in court and Leasehold Valuation Tribunals
o          Maintain appropriate computerised (Northgate) and filing systems to enable the presentation of reports, statistics and data/information as required

 ESSENTIAL REQUIREMENTS:

o          A good understanding of leasehold management and service charges, ideally in social housing
o          Knowledge of Welsh Housing Quality Standards or Decent Homes (English equivalent)
o          Knowledge of Qualified Long Term Agreements
o          Knowledge of Section 20 of the Landlord and Tenants Act 1985
o          A full driving licence

  
DESIREABLE REQUIREMENTS:

o          Experience of serving Section 20 notices
o          Access to your own car
