Commissioning Manager Building Services - London - to £55k or £320 per day

A superb opportunity to join one of the UK's leading M+E Commissioning management companies. Due to a huge increase in work load they require Commissioning Managers to join them on either a long term contract or permanent basis. You must have a solid track record in Building Services Commissioning Management and have commercial building project experience.

Job Purpose
To manage effective and profitable projects in terms of Commissioning Management / Validation while meeting and exceeding our Clients expectations in terms of project programme, quality and safety adherence. To manage all financial aspects of our projects and train and develop our junior Commissioning Managers where necessary.

Direct responsibility for running our small, medium or large, and sometimes multiple, projects whilst being accountable for all aspects of the role.

Management Activities
 To be responsible for all aspects of site safety for yourself and others including risk assessment, method statements, toolbox talks, etc
 To take full control of one of more projects and be responsible to your employer
 To evaluate our scope of works and contact information. Also to evaluate our own subcontractors labour requirements against the programme and tender submissions.
 To be skilled in reporting to our clients (verbally and written)
 To be skilled in communication and man-management

 To recognise strengths and weaknesses in those to whom you delegate work, to form an effective team.
 Ability to lead and manage the commissioning process.

Specific Activities
 Review of M, E and P design and production of commissionability reports
 Production of a commissioning plan and strategy
 Production of a commissioning specification
 Chairing of commissioning meetings with associated minutes
 Production and management of commissioning programme
 Reviewing and commenting on M&E Commissioning method statements
 Production and management of progress tracking schedule
 Management of M&E off-site testing
 Production and issue of progress reports
 Management and witnessing of M&E static testing
 Management and witnessing of M&E function testing
 Coordination and management of cause and effect and integrated system testing
 Management of project handover
 Post-handover requirements such as seasonal testing and soft landings
 Produce a financial claim on your projects as necessary

Responsibilities (CSA Requirements – Grade 6)
 To be responsible for all aspects of site safety for yourself and others including risk assessment, method statements and toolbox talks

 To be responsible to clients for all site events within the scope of the contract
 To agree documentation requirements and standards
 To evaluate labour requirements against the programme and tender submissions
 To be skilled in communication and man-management
 To recognise strengths and weaknesses in those to whom you delegate and work to form an effective team
 To respond to changes in requirements objectively
 To identify all design data and ensure adherence to specific standards
 To recognise your own abilities and know when to call for assistance in dealing with matters which fall beyond your experience
 To produce commissioning reports
 To review and evaluate commissionability of designs to minimise time taken on site, ensure client satisfaction with the end product and maximise company efficiency
 To report regularly and as required on all aspects of the work for which you are employed.

Employee Specification
A good M&E knowledge and understanding of commissioning on the following:
 Electrical testing
 Flushing and chemical cleaning
 Air and water balancing
 BMS testing
 Fire alarm testing
 Security testing
 Cause and effect testing
 Interface testing
 Management of operation and maintenance and documentation
 Management of client training
 Management of practical completion and handover procedures
 Knowledge of post occupancy requirements
