Senior Development Manager
Based: Manchester
Remuneration; c£60-£65k (flexible) + bonus + car allowance + pension + healthcare + 24 days holiday

We are now looking for a highly reputable Senior Development Manager to join a pre construction team of a leading North West based main contractor with a development led approach.

The role is responsible for the improvement of their approach to new residential led mixed-use sites, from site identification and acquisition, through all aspects of the design and planning process and is accountable for the project’s financial returns and meeting program milestones.

• Responsible for helping with identification, negotiation and acquisition of new sites.
• Negotiate land transactions, including Heads of Terms, Sale/Purchase Agreement and internal approvals.
• Develop the Project Brief, including site constraints, design principles, programme, etc
• Appoint the project team, including architect, town planner and design consultant team.
• Prepare and manage consultant fee schedule. Ensure invoices are processed in a timely manner.
• Prepare and monitor the development programme.
• Coordinate design development through regular meetings with the architect, consultants and technical team.
• Ensure the design maximises efficiencies, adheres to the project brief and incorporates input from sales, construction, and commercial teams.
• Engage with the Local Planning Authority
• Work with cost planning team, monitor budgets and undertake value engineering when necessary.
• Work with commercial team to develop construction programming and sequencing.
• Prepare Environmental Impact Assessment (if required)
• Determine affordable housing strategy and liaise with Registered Providers
• Manage financial viability and update on a regular basis (i.e. residential revenue, construction costs, programme, consultant fees, and land costs).
• Establish and implement a robust handover strategy to the Delivery Team.
• Manage budgets and approve invoices in a timely manner
• Prepare and implement commercial leasing, sales and marketing strategy
• Undertake additional tasks associated with regeneration projects, including, working with joint venture colleagues and key stakeholders, assisting with private treaty land acquisitions, compulsory purchase orders and decanting of existing residents.
• Work with Commercial and Technical Team through construction delivery.

The Individual
• Experience managing the acquisition of residential and mixed use sites
• Experience delivering high rise residential projects, large master planned communities and urban regeneration projects, from acquisition through planning approval to practical completion.
• Knowledge of planning and development activities, including design processes, relevant codes, policies, national standards and sustainability issues.
• Good organisational and time management skills, with the ability to prioritise work effectively and drive a development programme.
• Good communicator (both written and verbal), with strong analytical, negotiating and financial skills.
• Enthusiastic, proactive and driven individual, with good interpersonal skills, who is able to work as part of a team and autonomously.
• Strong influencing skills and confident in developing and maintaining relationships.
• Computer literate – at a high standard with Microsoft Word, Project and Excel
