Require a Senior Project Manager who has extensive experience in delivering high end hotel fit out projects both FOH & BOH.
The candidate must be happy to introduce tried and tested subcontractors to supply chain and is happy to develop and strengthen relationships with current tried and tested Sub contractors.

The duties include, but are not limited to:
General Duties:
• Has experience in appointing and working with subcontractors to balance commercial considerations with risk when appointing subcontractors.
• Has an implicit understanding of the contract documentation and drawings including the MEP.
• Be knowledgeable in Microsoft Project Management; be able to master and support project programmes and develop activity specific (long or short term) programmes.
• Uses that implicit understanding of the contract to field RFI questions from subcontractors and the design development team.
• Understands prelim allowances and manages site costs to within those allowances.
• Makes sure that a comprehensive dilapidation survey is carried out to protect the company from risk associated with existing damage.
• Controls site labour costs.
• Controls subcontract costs by using his knowledge of the contract to establish liability for proposed variations.
• Has an implicit understanding of the difference between recoverable on non-recoverable variations and deals with subcontract variation claims appropriately.
• Obtains instructions for variations and passes them through to subcontractors as appropriate.
• Monitor programme and manage subcontractors in a way that ensures programme milestones are achieved.
• Monitor input from services managers and ensure that good management principles are adopted.
• Monitor the site manager to ensure that the site is being run in a way that enables the subcontractors to work efficiently.
• Maintains good communications with subcontractors; understands their management issues and deals with them promptly to avoid cost escalation.

• Ensures that the site manager deals with quality issues promptly and before they are allowed to spread into a problem over multiple areas with a large quantum of cost associated.
• Produces clear and concise meeting notes after each meeting. Ensures that each action has a timescale to closure/ owner and where appropriate failure to action is recorded. Understands the importance of creating failure patterns for use in escalation plans.
• Reports accurately to the directors and commercial managers to enable them to have a full understanding of project risk and challenges.
• Is resolute and unwavering in the face of programme challenges and forces the project to completion using the force of his will.
• Is able to understand programme challenges and is capable of establishing progress in multiple areas concurrently when necessary.
• Chairs subcontract meetings effectively and can keep the meetings on track and as brief as possible.
• Experienced enough to understand what to say and not say at project meetings to avoid unnecessary confrontation and misunderstanding.
• Good client facing and capable of compiling accurate and appropriate project reports that give a good overview of all project challenges, issues and delays. Reported issues also prioritised in order of importance.
• Appropriate EOT paperwork issued at the appropriate time with relevant events indicated.
• Ensure that all revised design information is received under CAI.
• Ensure that CAIs are clear in their intent and provide necessary clarifications when appropriate.
• Ensure RFI answers with cost are confirmed on CAI prior to action.
• Ensure that CAIs are covered by CVI and instructed to subcontractors where appropriate.
• Use the issue schedule to ensure queries and issues are closed concurrently with works and not left behind until pre PC sweep up.
• Delegate effectively by providing clear objectives and taking the time to explain exactly what is required and why.
• Understands the importance of managing the critical path and prioritises accordingly.
• Understands the importance of getting everyone else working efficiently prior to taking on his own tasks.
• Understands the importance of effective communication.
• Has demonstrated his capabilities over many years on a number of different and challenging projects with a variety of site teams.

Assisting QS team
• Assist with preparation of sub contract orders.
• Site logistics and programme restraints.
• Ensure all relevant elements of the main contract are incorporated into the subcontract order.
• Ensure subcontract pricing schedules adequately describe the scope of work.
• To make sure that where pricing schedules are quantified that these quantities properly reflect the scope or work.
• Ensure that scope gaps are eliminated from subcontract orders.
• Ensure that the right subcontractors are appointed.

• Ensure that as much margin gain as possible is achieved in the placing of subcontract orders.
• Be able to monitor and manage costs through construction phase with the QS.
• Facilitate the provision of information to enable the QS to produce PV’s, assess subcontract variations and payment applications.
• Work with the QS to ensure that site labour costs are properly recorded so they can assign to variations and/ or work packages where appropriate.
• Ensure all CVI’s incorporate references to main contract CAI, RFIs and any other relevant documentation to enable the QS to easily assemble the information necessary to produce PVs.
• Ensure that the implications of revised design information is understood and communicated promptly to the QS’s when appropriate.

Supporting the Design & Setting Out Team:
• Makes sure that a comprehensive visual and functional survey is carried out on existing services to clearly establish their condition.
• Works with the site manager, setter out and Architect to develop the design in a way that facilitates an efficient delivery.
• Monitors the design delivery programme including submission of drawings, subcontract drawings and technical submissions.

The candidate must have a good working knowledge in the following software programmes:

• Asite
