Bates & Bradshaw are recruiting on behalf of a major Construction & Maintenance company in the Hull area who operate as one of the leading building, repairs, and maintenance contractors. They are presently employing around 500 people and have a turnover of £50m and they have some ambitious plans in place to grow this again over the coming years.


- Identifying pro-actively and undertaking minor jobs to apartments, communal areas and external grounds.
- Assisting the Events Co-ordinator to prepare for events and activities.
- Moving large or bulky items for care staff or residents within 24 hours of being requested to do so.
- Emergency cleaning when required including removal of graffiti.
- Monitoring security in and around the facility, being observant around internal and external communal areas.
- Undertake daily inspections/audits of the facility; reporting any damage or repairs required and being observant to health safety in and around the facility.
- Assist in preparing residents or the facility for planned maintenance, cyclical or programmed works.
- Provide assistance to new residents to help them settle into their new home, this may involve moving items of furniture, putting curtain rails up, tuning TV’s and DVD’s in, installing “power downs”, providing energy saving advice, changing light bulbs.
- To undertake adaptations works (minor adaptations) and preparation of areas requiring major adaptations.
- Provide assistance to residents in the event of an emergency reporting to the authorised/nominated lead on site e.g Service Co-coordinator during core hours.
- Promote recycling at each facility.
- Co-ordinate the inspection and works required to void apartments prior to reletting
- To provide regular checks of the site boundaries for breaches and ensure car park is being used in accordance with contractual obligations.
- To safely load/unload materials and equipment from the stores/builders merchants/suppliers/hire companies etc. and deliver to site to ensure building/maintenance work can be continued on schedule. To use lifting and manual handling equipment where appropriate, to ensure the safest methods are used for heavy lifting/carrying of materials and equipment which may contain hazardous items such as syringes. Undertaking physically demanding work to an agreed performance standard. Wherever possible, apply multi-skilling, so that the job can be completed in one visit.
- To work proactively with minimal supervision, using own initiative and as part of the team on site, supporting residents and liaising with all staff on site including care, catering, cleaning and grounds maintenance staff.
- To comply with all Health and Safety legislation; CDM regulations with a responsibility for own and others’ health, safety and welfare.
- To work within detailed risk assessments and method statements.
- To have an understanding of safeguarding and reporting safeguarding issues.
- To accurately complete all relevant internal and external documentation such as time-sheets, vehicle inspection sheets, material requisitions, job completion sheets etc. to ensure legal requirements are adhered to and accurate financial/property records are maintained in an auditable system. This will also involve using technology such as handheld computers.
- To complete minor elements of repair work such as fitting coat hooks, grab rails, curtain rails and other ancillary items and undertaking minor repairs.
- To clean appliances such as mobile cooking units so they can be reused.
- To promote a good service for the Company.
