We have an exciting opportunity for an Operations Director working within our internal maintenance service company, One Direct, on a 12 month fixed term basis.

In this role, you will be reporting to the Director of Housing Services, and responsible for the delivery of a high quality, first class, customer-focused and value for money, internal reactive repairs maintenance service to One Housing and its customers.

Under your leadership, your team will deliver outcomes that meet the needs of One Housing’s current and future residents and customers whilst supporting the objectives of the Group’s corporate plan. You will actively support the directors in providing strategic performance monitoring and assurance to the Board. In addition, you will be responsible for identifying business opportunities through continued analysis of economic, political and social trends and have full profit and loss accountability for the Maintenance part of the business.

One Direct is our very own internal maintenance service company to manage and carry out repairs and maintenance. It is a wholly owned subsidiary of One Housing Group which owns over 16,000 properties across London, the South East and Home Counties. One Direct has been created to offer better value for money for customers and to ensure that repairs and maintenance work is being carried out to a high standard.

You will have MCIOB, RICS BSC or an equivalent qualification and have experience of running a successful internal maintenance service at director level including managing the work load of a client/contractor service. You will also be comfortable working with residents, in particular our resident Area Boards.

You must have:
• Experience of running a successful maintenance service at a senior level.
• Proven ability to plan and manage the work load of a client / contractor service delivering all reactive maintenance and specialist service contracts.
• Experience of working with financial systems to create and manage multi-million pound budgets
• Excellent verbal and written communication skills with the ability to influence and negotiate at all levels
• Inspirational people management skills and ability to resolve conflict
• Proven ability to think strategically, innovate and convert ideas into systems
• Proven track record of staff management and development.
