Assistant Residential Property Manager


£25,000 - £30,000


To assist in the management of a residential property portfolio in the best long term interests of the beneficiaries.

  • In conjunction with the Senior Estate Surveyor and three Residential Management Surveyors, to undertake the management of the properties in accordance with the terms of leases and tenancy agreements, the requirements of relevant law, and the approved Codes of Practice. This will include the following, but this is not intended as an exhaustive schedule.
  • The administration of the Estate’s residential properties on assured shorthold tenancies with particular reference to new tenancies and expiries.
  • Ensuring that the Estate is correctly charged for utility supplies and council tax emptions are applied for, on the assured shorthold tenanted properties.
  • Maintaining key records and cabinets for the assured shorthold tenanted properties.
  • Ensuring the rents on the properties in the assured shorthold tenanted portfolio are reviewed annually in conjunction with the Senior Estate Surveyor.
  • Responsibility for completion of the Deposit Protection Certificates on new and periodic tenancies.
  • Ensuring the rents on the properties in the regulated tenanted portfolio are reviewed every two years, in conjunction with the Estate’s consultants.
  • The management of a portfolio of low rise blocks of leasehold flats (presently, 11), including day-to-day liaising with lessees and correspondence, property inspections, service charge administration, expenditure control and major works consultations.
  • The licensing of filming on Estate freehold and leasehold land.
  • The administration and letting of garages on the Estate.
  • Replying to enquiries raised by solicitors acting for lessees in the Estate’s blocks of flats.
  • Responding to general enquiries raised by lessees and tenants.
  • To carry out duties reasonably required of an Assistant Residential Management Surveyor at the request of the Senior Estate Surveyor or Director of Property.

Person Specification

A minimum of 2 years working in a professional, customer-focused, property environment. Experience in dealing with both internal and external customers, at all levels, is essential and, preferably, working as part of a small team.

Skills & Personal Attributes

  • Knowledge and hands-on experience of residential lettings and management
  • Experience in residential block management, possibly as an assistant.
  • Computer literate - in addition to use of email and Outlook, knowledge of Word and Excel. Experience of QUBE or other property management software is an advantage
  • High standard of written and spoken English. An articulate and diplomatic communicator
  • Well organised, methodical, able to prioritise and effectively manage own work load and to multi-task
  • Self-motivated and able to act on own initiative
  • A team player, able to fit in with a small organisation and willing to provide assistance when and wherever required
  • A positive, confident and outgoing personality
  • Car driver (required for property inspections).
